Your Facebook ad for 5 marla plots goes live on Friday. By Sunday night there are dozens of unread WhatsApp chats on the office phone: "price?", "location send karein", "installment hai?", and a two-minute voice note sent at midnight from someone in Dubai. On Monday your agents reply to whoever is at the top of the list. The buyer who was ready to visit has already booked a visit with the dealer next door, because the dealer next door replied at 12:05.
WhatsApp automation for real estate is not about sending more messages. It is about the first ten minutes of each conversation: answering, finding out who is serious, sending the right brochure, getting a visit on the calendar, and passing the buyer to an agent with the homework done. Below are five short sample chats showing what that looks like in practice, written the way Pakistani buyers really type, followed by what you need to prepare and the rules that keep your number safe.
Most first messages from an ad are one word. The worst reply is a ten-question form. The second worst is no reply until morning.
Buyer: price?
AI: Assalam o Alaikum! Yeh ad hamare naye housing project ka hai. Is mein 5 marla aur 10 marla plots hain, dono cash aur installments par. Aap kis size mein interested hain? Main us ki poori payment plan bhej deta hoon.
Buyer: 5 marla. installment pe
AI: Theek hai, yeh rahi 5 marla ki payment plan [PDF]. Total price, down payment aur monthly installment sab is mein likha hai. Ek choti si baat bata dein: plot rehne ke liye le rahe hain ya investment ke liye?
Notice what happened. The buyer's question got answered first, with the actual document, and only then came one question. The AI also did not type a price from memory. It sent the payment plan you gave it, so the figure the buyer sees is the figure your office approved.
Qualifying means learning five things: budget, area, property type and size, cash or installments, and timeline. A good agent picks these up during normal conversation. The AI should do the same, one or two questions at a time, mixed in with useful answers.
Buyer: investment ke liye. abhi Dubai mein hoon, next year Pakistan shift hona hai
AI: Bohot acha. Aap ka budget roughly kitna hai, taake main sirf woh options bhejoon jo aap ke liye sense banate hain?
Buyer: 1 crore tak
AI: Samajh gaya. Aap chahenge ke hamara agent aap ko video call par site dikhaye, ya Pakistan aa kar khud visit karenge?
In three replies the buyer has told you the purpose, that they are overseas, the budget and roughly when they will move. All of that is saved against the contact automatically, so no agent asks "budget kitna hai?" a second time. Overseas buyers in the Gulf, UK or Canada tend to message when it is late night in Pakistan, which is exactly when a human team is asleep.
The mistake that kills most bot chats: an AI that asks all five questions before giving any information. Buyers leave. Answer, ask one thing, answer again.
This is where a badly set up bot does real damage. A buyer asks something that is not in your data, and the bot makes up a confident answer. In property, a wrong answer about availability or a discount can cost you the deal and your reputation with it.
Buyer: Can you send the location and the plan for 10 marla as well?
AI: Sure. Here is the site location [pin] and the 10 marla payment plan [PDF]. Development and possession status are on page two of the brochure [PDF].
Buyer: Is a corner plot available? And can you do something on the price?
AI: Corner plot availability changes often, so I would rather not guess. I have asked our sales agent for this project to confirm it, and they will message you here. Any discount is something only the agent can discuss with you.
The rule behind this reply is simple: the AI only quotes from your inventory sheet. Corner availability, discounts, file transfers and anything legal go to a human. When we set this up, we write that "never say" list with the owner before the AI handles a single real chat. It usually includes guaranteed returns ("plot ki value double ho jayegi"), possession dates nobody has confirmed, and approval status of a society.
A visit is the real goal of every property chat. The AI should offer two specific times, not ask "when are you free?", because a specific choice gets a faster answer.
Buyer: Saturday ko site dekhne aa sakte hain?
AI: Ji bilkul. Saturday ko 12 baje ya 3 baje, kaunsa time theek rahega?
Buyer: 3 baje. family ke saath aaunga
AI: Done. Saturday 3 baje aap ka visit book ho gaya hai. Site office ki location yeh hai [pin]. Hamara agent gate par aap ko receive karega. Visit se pehle main aap ko reminder bhej doon ga.
That visit now appears in your dashboard, assigned to the agent who handles this project, with the whole chat above it. The reminder is where WhatsApp's rules come in. If the buyer messaged you within the last 24 hours, the reminder is a normal reply. If the chat went quiet on Wednesday and the reminder goes on Friday, the 24-hour window has closed, and the message must be a Meta-approved template. Meta charges for each template message, at a rate Meta sets and changes, so check the current price rather than relying on an old figure. So get your visit reminder template approved before you launch, not on Friday afternoon.
Serious buyers want a person before they pay a token. The AI's job at this point is to step aside quickly and make sure the agent does not start from zero.
Buyer: mujhe kisi banday se baat karni hai. token kitna dena hoga?
AI: Ji zaroor. Main abhi aap ko hamare agent se connect kar raha hoon, woh token aur booking ki details khud confirm karenge.
What the agent sees, before opening the chat, is a short note like this:
5 marla, installments, investment. Buyer in Dubai, moving next year. Budget up to 1 crore. Asked about corner plots and discount. Site visit Saturday 3 pm with family. Now asking about token. Writes in Roman Urdu.
Decide your handover triggers in advance: any mention of token or booking, negotiation, a complaint, a buyer who sounds upset, or someone who simply says "insaan se baat karni hai". Then decide routing. Leads for one project go to the agent who handles it, overseas buyers go to whoever does video calls, commercial inquiries go to your senior person. The chat moves to that agent in a shared inbox, so if the agent leaves your company next year, the buyer history stays with the business and not on his personal phone.
From there the lead moves through a plain pipeline: new, qualified, visit booked, visited, negotiation, booked, or lost with a reason. The AI fills the first three stages. Agents update the rest. Our CRM automation page shows how that sync works, and it is the screen a manager will want to open every morning.
The chats above only work if the AI has good material. This is the list we work through before anything goes live, and you can start on it today:
That last step comes from experience. Buyers send voice notes all the time, and when we first tested Urdu voice notes, the speech-to-text sometimes wrote Urdu in Hindi script. The AI then replied in Hindi until we forced Urdu transcription. Nobody would have caught it by typing test messages. If voice notes matter to your buyers, our optional Voice Replies add-on lets the AI understand them and answer as a voice note, at PKR 2,500/month for 400 voice replies.
Many buyers say "soch ke batata hoon" and disappear. Follow up, but carefully. Two or three messages at most, a few days apart, and each one must carry something real: a new block opening, a possession update, a revised payment plan. If the buyer says "no" or "stop", the automation stops and marks the contact.
Owners are often surprised that they cannot message anyone they like from the dashboard for free. Replies to buyers who wrote to you are free. A first message to someone who has not written in 24 hours has to be a paid, approved template. That rule shapes how a launch broadcast works:
Even then, nobody can promise a number will never be restricted, because Meta decides. We have seen a number restricted after sending only a handful of messages, and the cause was the number's history and what was being sold, not the volume. That is why our setup includes a business check, warm-up guidance, a link guard and opt-out handling before any broadcast goes out. The same approach works for teams selling in Dubai and the UAE.
Our WhatsApp automation runs on Coexistence plans that start from PKR 12,000/month, with Meta's template charges separate. Before you decide anything, pick one project and count how many WhatsApp inquiries waited more than an hour for a reply last week. If that number bothers you, book a call and we will map your questions, routing and follow-ups together, or message us on WhatsApp at 0339 4285556.
See how this looks in practice across our AI automation, custom CRM and lead generation services, or tell us the outcome you need.
Yes. With WhatsApp Coexistence you keep the WhatsApp Business App on your phone and connect the same number to the official WhatsApp Business Platform. Your agents can still reply from the phone while the AI handles new and late-night inquiries.
AMEVIX DIGITAL plans start from PKR 12,000/month, covering AI replies, the shared inbox, contacts and CRM sync. Meta charges separately for template messages, around a small fee per message that Meta sets and changes. Replies to buyers who messaged you within 24 hours are free.
Nobody can promise it will not be restricted, because Meta makes that call. The risk is much lower when you only message people who opted in, use approved templates, segment by project and budget, and stop the moment someone says no. Bought lists and daily blasts are what usually cause trouble.
Yes, with the optional Voice Replies add-on the AI understands voice notes and can reply as a voice note, at PKR 2,500/month for 400 voice replies. Test it with real Urdu voice notes before going live, because speech-to-text can sometimes write Urdu in Hindi script unless Urdu is set properly.
Set it up so it only quotes from your inventory sheet and shares the payment plan PDF you approved. If something is not in the sheet, such as corner plot availability or a discount, it should hand the chat to an agent instead of guessing. Update the sheet the same day prices change.
Yes. It can offer specific time slots, confirm the visit, share the location pin and assign it to the right agent. If the chat has been quiet for more than 24 hours when the reminder is due, the reminder must go as an approved template.
Only if they opted in to hear from you, and the first message has to be an approved template because the 24-hour window has closed. Keep it relevant to what they originally asked about, and let them opt out with one reply. Messaging an old list that never agreed is a quick way to get reported.
Click-to-WhatsApp ads open a chat on your number directly, so the AI replies straight away. For portals and your website, put the same business number on the WhatsApp or contact button. Leads that arrive by form or email can often be pushed into the CRM, depending on what that source allows.
Yes. The same setup works for agents in the UAE and for Pakistani agencies selling to overseas buyers in the Gulf. You can route those inquiries to a separate agent and keep replies in English, Urdu or Roman Urdu, whichever the buyer uses.
Yes, because the chats sit in a shared inbox on the business number, not on each agent's personal phone. When an agent leaves, the conversation history, notes and pipeline stage stay with the company. You simply reassign the buyers to someone else.
